Garage Door Tune-Up in Tyandaga
The door lands with a thud you can feel through the kitchen floor, and sometimes it bounces back up a few centimetres before settling. The bottom section has a small dent where it keeps slamming the concrete.

Garage doors here live through a wide swing of seasons, and a tune-up before winter pays for itself in smooth mornings. Cold thickens tired lubricant and stiffens steel, so a door that ran fine in September can groan in January. Rubber seals go hard, meltwater freezes the bottom seal to the slab, and road salt works on the lower hardware. The fall visit replaces old lubricant with a low-temperature product, treats the seals with silicone and checks the threshold, since a door frozen to the slab should be freed and dried rather than forced by the opener.
How the visit goesHalfway up, the door shudders. The sections seem to catch for a moment, the whole assembly shakes, then it carries on as if nothing happened. You have started holding your breath at that spot each time.

How the visit goes

- 1
Feeling the balance by hand
The door is disconnected from the opener with the red release handle, and the technician lifts it by hand, gripping only the handles or a safe edge. A properly balanced door rises with modest effort, stays fully open on its own and holds still when left about a metre off the floor. A door that sinks back down, or that takes real strength to raise, has springs that have lost tension and an opener that has been carrying weight it was not designed for. This check takes a minute and decides more than any other: it tells the technician whether the tune-up can proceed as maintenance or whether spring work needs to be quoted first.
- 2
Lubricating the right points and skipping the wrong ones
Each moving joint gets a small amount of silicone- or lithium-based lubricant: hinge pins, steel roller bearings, spring coils, the bearing plates at the torsion shaft ends, the centre bearing and the lock. The technician works the door a few centimetres by hand so the lubricant spreads into the bearings. What is not lubricated matters just as much: track surfaces are wiped clean and left dry so rollers roll rather than slide on a film that gathers grit. Nylon tires are left untreated, though an exposed nylon-roller bearing gets lubricant where its maker calls for it. The chain or belt is handled only as the opener maker directs, and excess is wiped off so it never drips onto a vehicle.

When to book the next one
How soon the door wants another visit depends on how hard it works. A door that cycles a few times a day, in an attached garage that sees salt, snow and meltwater every winter, does well with a tune-up once a year, usually in the fall before the cold arrives. A lightly used door in a detached garage can often go longer, with the monthly reversal tests and a little lubricant from you in between. The written record is your guide: if it lists parts to watch, the next visit checks those first; if everything was healthy, the interval can stretch. The technician will suggest a timing that fits your door rather than a blanket schedule.

What affects the quote
- 1
Bottom seal and weatherstrip
Treating existing seals is part of the tune-up; replacing a torn bottom seal or renewing hardened jamb weatherstrip is additional material and time, quoted by the length involved.
- 2
Height and access
A tall door with the opener and springs high on the header, or a garage packed with storage along the tracks, adds ladder work and time compared with a clear standard-height bay.
- 3
Written record and follow-up
A basic handover note is part of every visit. A detailed condition report with photographs for a landlord, a strata or a home sale is available as an added item.

Garage Door Tune-Up: questions
Do you adjust the springs during a tune-up?
Springs are inspected and lubricated during a tune-up, and the balance test tells us whether they are carrying the door's weight properly. Changing their tension is a separate, deliberate job: the door is clamped to the track, winding bars are used on a torsion spring, and the technician works from a stable position. If the balance check shows the springs need adjustment or replacement, you receive that as its own recommendation with its own quote.
Will the tune-up include replacing worn parts?
Small wear items found on the day, such as a roller or a hinge on a middle section, a bottom seal or a few fasteners, can often be replaced during the visit if you agree and the part is on the truck. Larger items, including springs, cables, drums, bottom brackets, a bent track or an opener gear, are written up as separate repairs with their own quote so you can decide with the facts in hand rather than under a raised ladder.
My door closes, then reopens on its own. Is that a tune-up job?
Often, yes. A door that reverses before reaching the floor usually reacts to one of three things: photo-eyes misaligned or dirty, a down travel limit set so the door meets the floor before the opener expects it, or a force setting so low that stiff hinges, debris or a roller out of true read as an obstruction, since a clean, dry track is what the door is meant to run on. A tune-up clears all three by aligning the sensors, resetting the limits and freeing up the door's movement.

What the census means at the door
47%
Homes of every age. About 47% of homes in Burlington were built in 1980 or earlier, according to the 2021 Census.
Where homes of different ages sit together, the common thread is that every door eventually needs springs, rollers, seals and a balance check. What differs is the spring type and the size, so the technician measures and matches rather than fitting a standard part.
50%
A mix of homes. Single-detached houses make up about 50% of homes in Burlington (2021 Census).
A blend of housing means a blend of garages: spacious attached garages with full headroom on the detached lots, and tight tandem garages with little side room in the attached units. Openers, tracks and springs are all sized at the door rather than assumed from the street.
